Downstairs: Living room kitchen combo, 1/2 bath and garage with french doors that could be used as an artist studio or storage.
Upstairs: 3 small rooms and 1 full bath. The three rooms are not suited for roommate bedrooms since you have to go through one room to get to the next one. Really there is no way around it.
